Four Current Modular Projects
We’re happy to share the following four projects which are in various phases of pre-construction: from design, to permitting, to being prepared for construction. Each one is configured from two or more of our pre-designed blocks in a manner that reflects our clients’ wishes and the opportunities of the site.
Using our modulars, we are able to design and visualize a project within a week and to quickly finalize construction documents.
Construction time is at least 30% faster than conventional building at less than 6 months. And, final cost of construction in high cost regions such as Long Island, NY, can be 25-35% less than conventional wood-framed buildings.
Southampton, NY
It all begins with an idea. Maybe you want to launch a business. Maybe you want to turn a hobby into something more. Or maybe you have a creative project to share with the world. Whatever it is, the way you tell your story online can make all the difference.
Bellport, NY
A calm, modern composition set within the historic village of Bellport, this fully approved residence pairs clean geometry with a warm and cozy interior. Organized as a series of simple rectangular volumes, reminiscent of traditional added-on houses, this house balances privacy (with precise window placement) and openness. A double-height living space anchors it and connects all its rooms together. Generous glazing, natural materials, and a restrained palette create a timeless, light-filled home.
The house sits in the midst of a garden with its own separate areas — a vegetable garden, a comfortably sized brick patio, and a front yard that receives you.
Sag Harbor, NY
This configuration is composed of our Homestead and Barn and has 4 bedrooms, a study, 3-1/2 baths, high living room ceiling, and completed in 6 months —total time— at 40% less than typical Hamptons construction costs. See RTL on our website for more info.
Millbrook, NY
We were approached about this project in Millbrook, NY exactly a year ago and thrilled that’s it’s now taking off. We like how it both engages and stands apart in the serene rural landscape of Millbrook, NY, amidst meadows, a pond, open fields, rolling hills and horse farms.
.
As we fine-tune the interiors and prepare for building permits, we’re excited that prefabrication is a six-month journey and will cost about 30-40% less than traditional site-built homes.

Inspired by the evolution of classic American farmhouses, RTL blocks are designed to grow with you. Start with any size block and expand over time.
Altadena, CA
A multi-family configuration that adds gentle density to the neighborhood. A courtyard in the center of the property becomes a shared outdoor space that both connects and provides privacy between each home.
Our modulars are designed not just to make a single home, or even a multiple-family complex. Rather, they are designed to fit into and create whole neighborhoods. To read more about the potential of RTLs to develop walkable communities, read our note about their inception here.
