Bellport House & Gardens

a pre-construction offering

A calm, modern composition set within the historic village of Bellport, this fully approved residence pairs clean geometry with a warm and cozy interior. Organized as a series of simple rectangular volumes, reminiscent of traditional added-on houses, this house balances privacy (with precise window placement) and openness. A double-height living space anchors it and connects all its rooms together. Generous glazing, natural materials, and a restrained palette create a timeless, light-filled home.

The house sits in the midst of a garden with its own separate areas — a vegetable garden, a comfortably sized brick patio, and a front yard that receives you.

Offered pre-construction, the project is ready to build with opportunities for thoughtful customization.

Ready to Build in Bellport, NY

This is a rare opportunity to own a newly designed, permit-ready home in one of Long Island's most sought-after villages. Bellport offers a genuine alternative to the Hamptons — quieter, less trafficked, with a walkable village center, a private ocean beach, and a strong sense of community — at a fraction of the price.

The completed building can be delivered in six months.

A Private World

The house is screened from the road with a zig-zagging hedge-row which defines a sequence of gardens —a vegetable garden, a comfortable red brick patio that has room for outdoor furniture, a dining table and BBQ, a water foundation, and at the tip, a place for a special owner-inspired installation (a simple bench, a sculpture, a special tree).

Outdoor Life

A private garden that can be used as a vegetable garden, or a place to entertain, or a protected playground for kids.

This house and its gardens are designed for all seasons, not just summer. A thermally robust envelope, efficient split units in every room, and a wood-burning stove at the heart of the living space mean the house is as comfortable in January as it is in July.

Outside, the private gardens offer something different in every season.

The Anchor

The double-height living and kitchen area is the heart of the home. A wood-burning stove grounds it; big windows fill it with light.

From here, the house opens in three directions: out through a glass door to the brick patio and gardens, up a generous six-foot wide staircase to the primary bedroom, or through a glassed-in passage to the wing beyond, where two bedrooms, a bathroom, laundry, and closets are tucked away.

The patio is conceived as a room without a roof — defined by hedges, open to the sky. Along its edge, a water fountain feeds a narrow channel that carries the sound of trickling water through the space and out into the garden beyond.
